PABA CONDUCTS SERIES OF SHORT COURSES FOR

PROPERTY MANAGEMENT PRACTITIONERS

The Philippine Association of Building Administrators, Inc. (PABA), the country's foremost and biggest association of property managers and building administrators in its continuing effort to professionalize the property management industry by providing property management education and skill enhancement techniques in the country, will conduct a series of short course seminars that aims to further improve and enhance industry practioners' knowledge in Property and Building Administration to encourage the highest standard of practice in the Industry.

1. Course: TAXATION - 

Facilitator: MR. PASCUAL B. SAN JOSE, JR. -cpa, mba, dba (cand.), cpv

The seminar will cover the basis Internal Revenue taxes provided by RA 8424 - The National Internal Revenue Code of the Philippines specifically income tax on individuals, income tax on partnership/corporations, including features of VAT taxable transactions and real property tax. The course is prepared specifically to provide property manager / administrators and other stakeholders in property management industry, a working knowledge of the basic tax provisions covering the various types of taxes for individuals, partnerships/corporations, VAT taxable transactions and real property tax for their informed judgment and decisions.

 

2. Course: ACCOUNTING FOR NON-ACCOUNTANTS -

Facilitator: MR. PASCUAL B. SAN JOSE, JR. -cpa, mba, dba (cand.), cpv

The basic  accounting procedures; to be able to have an insight in the works and reports of accountants; learn how to record and how ledgers are done to be able to monitor the regular entrees done by your clerk/bookkeeper. Lecture will be simplified and tailor made for attendees who have no working knowledge of accounting. Be aware of the daily cah position and the corporation's financial standing.

 

3. Course: ENGINEERING FOR NON-ENGINEERS - April 15, 2011 / 5-9 P.M.

Facilitator: ENGR. JULIAN G. BAY 

Maintenance of Building Equipments; Water and Energy Conservation, Building Systems Operation Insights, Ecology and Technological Advancements; Engineering Perspective in Security Aspects. This course aims to provide attendees with a pragmatic approach to engineering and other technical problems in property management. There will be no mathematics and engineering problem solving invlved but a basic insights into operating systems of the building. Discussion will be on layman point of view designed for those without engineering training and background.

 

4. Course :HOW TO CONDUCT A MEETING (General Membership and  

     Board Meetings) - May 20, 2011 / 5-9 P.M.

Facilitator:    MR. JEFFREY R. SOSA

The participant will gain knowlegde in: agenda preparation; insight into the By-Laws; rules and order of meetings; conduct of meeting proper and reportorial requirements. We have all been to meeting more items than we can remember, but we always have a question at the back of our minds if the correct procedures were followed. As observed, most meetings are not conducted using  the right parliamentary procedures. Handouts will be provided on how to conduct Board Committee and General Membership Meetings. Discussions will cover agenda, handling motions and approvals including mock organizational meeting.

 

5. Course: BUDGETING FOR BUILDING OPERATIONS  - June 17, 2011/5-9 P.M

Facilitator: ENGR. LARRY F. DIMAGIBA, JR.

 Identifying and analizing overall financial needs of the property; appreciating the importance of records keeping; creating budgets; applying different approaches in budgeting and working within the budget. Whether an existing establishment or brand new or newly turned over building, whether for new building administrators or decades old building administrator, this course aims to review, update and increase your expertise. You will be ready to face tha challenge of preparing a comprehensive budget and work its financial limits.

Property Management Certificate Program

An on going Post Graduate Certificate Program on Property Management (PGCPM) is being offered by the De La Salle University (DLSU) through its center for Professional Development in Business and Economics (CPDBE) in cooperation with the Philippine Association of Building Administrators, Inc. (PABA). Titled Management Principles and Applications in Property Management the 42-hour course will give the participants a comprehensive overview of management principles and applications in property management as applied in property management. The 14 three-hour sessions will begin on __________, and will be conducted on Tuesdays and Thurdays from 6:00 to 9:00 P.M. at 5th Floor, DLSU-Graduate School of Business Campus, RCBC Plaza Tower 2 at the  corner Gil J. Puyat and Ayala Avenue, Makati City. 

The PGCPM is a series of seven 42-hour modules designed for trade professionals of the country's building administrators, property managers and developers of office and residential condominiums, commercial buildings, malls and shopping centers, industrial, educational, recreational, townhouse and subdivision development projects. It is also aimed at those wanting to pursue a career in the property management industry.

Managers, especially property managers, will broadens the perspective by presenting different types of properties that a property manager maybe engaged to manage, and how different types of properties may be developed and managed. It aims to present the finer aspects of developing and managing different types of properties.

The seven module courses are: Module 1  Management Principles and Applications in Property Management; Module 2  Financial Management in Property Management; Module 3  Principles in Marketing and Leasing in Property Management; Module 4  Maintenance and Engineering Operations Management; Module 5  Legal Aspects of Property Management; Module 6  Human Resource Management and Organizational Management.

MANAGEMENT PRINCIPLES AND APPLICATIONS IN PROPERTY MANAGEMENT
Module 1   
Course Description:
This course presents in a concise, systems approach the general principles of management in a framework of basic knowledge by classifying the elements of planning, organization, leadership and controlling. The program equips property managers with the necessary tools, skills and concepts to be successful in managing people.

FINANCIAL MANAGEMENT AND APPLICATIONS IN PROPERTY MANAGEMENT
Module 2 
Course Description:
This course presents in a simplified way the basic concepts and principles of financial management, and how these concepts and principles, including their tools and techniques, can be applied in property management. Property managers, general managers and finance managers will learn and use principles and analytical techniques used by chief financial officers in making strategic financial management decisions to ensure their companies gain competitive advantages.

MAINTENANCE AND ENGINEERING OPERATIONS MANAGEMENT
Module 3 
This module provides an overview of the management of engineering operations and maintenance (EOM) functions in most properties handled by property managers. Recognizing that most property managers are not trained in engineering, it emphasizes strategies and techniques used in managing the EOM functions to ensure the safety of people and of the property.

This module envisions being a resource for maintenance management and reliability information. It offers EOM managers several simplified, practical problem-solving methods that use a number of structured steps to arrive accurately at the true source of a problem in order to eliminate it. Property managers learn how to eliminate 80-90% of all problems. The remaining 10-20% of the problems that are harder to solve should go through more structured problem solving, which requires facilitator support.

PRINCIPLES IN MARKETING AND LEASING IN PROPERTY MANAGEMENT
Module 4 
Course Description:
MKT 502P presents a balanced mix of concepts, actual cases, best practices and practical tips in the Philippine setting. Students learn proper, modern and sufficient knowledge of marketing so students can gain market leadership and growth in their fields of work. The course will exposes the students to the intricacies of leasing operations and provides the students the groundwork for ethical and socially responsible marketing.

LEGAL ASPECTS OF PROPERTY MANAGEMENT
Module 5 
Course Description:
This module presents the legal aspects of property management, starting with an overview of the legal aspects of property management, basic concepts of properties, their ownership and different modes of acquiring ownership, classification, characteristics and modifications.

Course Discription:

This module broadens  the perspective of the property managers by presenting different types of properties that a property manager maybe engaged to manage, and how different types of properties may be developed and managed. It aims to present the finer aspects of developing and managing different types of properties.

HUMAN RESOURCE MANAGEMENT AND ORGANIZATIONAL MANAGEMENT
Module 7 
Course Description:
This module develops understanding of and skills in the various functions of human resource management, strengthening particularly the organizational development aspects. Managers, especially property managers, need to develop greater understanding of the principles and skills in HRM to build a strong multi-disciplinary team responsive to the highly discriminating property owners and their equally discriminating clients, tenants or users.
